Hayden Outdoors is a grass roots real estate company and brokerage with a background in the cattle and ranching business. In 1976 Leo Hayden founded the company as Property Exchange, working with farms and ranches for sale near Hays, Kansas. The brokerage moved to Goodland, Kansas in 1981 and became Hayden Inc. In the late 1990’s, Leo was joined by his two sons, Dax and Seth, to help grow the business in multiple states. In 2003 Hayden Outdoors was formed to represent sellers and buyers on farm ranch and recreational properties. Since then the team at Hayden Outdoors has grown and prospered to include over 65 agents and an excellent full time staff supporting the sale of land.
The team is composed of brokers and agents with experience and knowledge in their markets and an affinity to "Do what they say they will". $4,995,000 • 1,607.67 acres
Cottonwood Creek Ranch is a large mountain hunting and cattle ranch in west-central Idaho that boasts a newly built 3,400 sq ft luxury log home. The land consists of 1,607.67 acres of rolling hills and meadows which borders state, federal, and BLM (Bureau of Land Management) lands. It features 2 remote mountain ponds, several natural springs, and contains deeded water rights with irrigation ditch water provided from Cottonwood Creek, which runs year-round through the southwest portion of the ranch. The ranch has a complete road system with culverts that reaches even the remote corners of the property. The land also acts as a haven for wildlife such as elk, deer, and bear with the potential for a landowner hunting tag. Besides the hunting opportunities, the ranch would also be ideal for grazing cattle, horses, or livestock. It has been partially fenced and cross-fenced with ample pasture land available. The spacious barn features a sleeping bungalow, office area, equipment bays, and horse stalls. Approximately 30 acres of the property is cultivatable land, offering potential hay crop income. The elegant 4 bedroom, 3 bathroom, single level log home is a perfect addition to this mountain landscape. The inviting open interior showcases natural design elements throughout including rich hardwood, tile floors, and wood trim. This especially evident in the impressive great room which highlights towering vaulted ceilings, log beams, a floor-to-ceiling rock fireplace, stained glass artwork above the door, and an antler chandelier. This amazing space connects with the formal dining area, breakfast nook, and the gourmet kitchen which features granite counters, stainless steal appliances, a breakfast bar, island, and beautiful custom cabinets. One will enjoy relaxing in the master bedroom suite which has granite counters, dual vanity sinks, a clawfoot tub, tile shower, and a huge walk-in closet. The exterior of the home is just as remarkable. It consists of a 3 car attached garage, a covered porch, garden space, private driveway, and log storage shed. For entertaining or outdoor barbeques, there is a lovely zero-scape fenced western-style back yard that has an open patio and firepit. The ranch affords privacy but is only 4 miles from the County Seat which has many services such as restaurants, groceries, NAPA, mechanics, gas stations and other services. It can be purchased as 'turn key' with furnishings, vehicles, the tractor, and all equipment necessary to maintain the ranch. There is also a ranch foreman available to oversee maintenance, if desired. Some of the outdoor adventures residents and visitors enjoy include fishing, hunting, skiing, snowmobiling, camping, and hiking. In particular, many appreciate the strolling or biking along the Weiser River Trail, which is an 84 mile long public recreational trail formed along the old Pacific and Idaho Northern railroad grade. This trail follows the Weiser River, provides access to thousands of acres of public lands, and is a great place to spot big game, waterfowl, and other wildlife. Another hotspot in the region is Lost Valley Reservoir, which is a public recreational site that offers camping, canoeing, and fishing experiences. Local events celebrated in the area include Meadow Valley Days, the World Famous Porcupine Races, and the Adams County Fair and Rodeo.

Large tracts of land are getting increasing hard to find these days making Lone Walnut a special opportunity to own 219+/- acres. The current owners have spent the last 30 years assembling this beautiful property in southern Barry County, Missouri. Lone Walnut is located just a mile and a half north of the Arkansas state line and a short 25 minute drive to Rogers, Arkansas. On this diverse large tract of timberland and pasture, water is not an issue. Dry Holler Creek runs along the eastern side of the property for several hundred yards. Although the creek does not flow year around, most months find a flow of water running through the property. Additionally, multiple year round springs are found on the acreage. These amazing springs produce several gallons of water per minute flowing right out of the hill sides, and if that wasn't enough, there are 10 strategically located pounds scattered throughout this scenic property. There is also a new 525 foot well drilled on the property. This by large tract of land has been a working cattle farm for the past several decades. The entire property has barbed wire fence along its boards as well as multiple cross fences that allow rotational cattle grazing and incredible hay production. On an average year, a producer can expect to make over 300 large round bales of hay. The 219+/- acres is nearly half open pasture and the remainder is beautiful mature hardwoods.
