Shana Morgan

Licensed in multiple states, Shana has experience in several real estate-related professions for more than 20 years giving her a well-rounded understanding of real estate transactions. She began as a Closer in the Title industry and then began working for developers on entitlements of properties. These experiences led her to manage Title 32 Special Districts until 2018 when she launched her own company and became a licensed broker. Her company, Bluestar Capital Advisors, consults for landowners and developers in the transition of land through jurisdictional processes. As a licensed broker, Shana specializes in farm and ranch transactions, using her comprehensive experience to help clients navigate complications that often arise in multifaceted deals.

Shana holds a B.S. from the University of Northern Colorado and earned her Accredited Land Consultant (ALC) designation in 2023 through the REALTORS® Land Institute, of the National Association of REALTORS®, joining only a handful of ALCs in Northern Colorado and the Black Hills of South Dakota. To earn an ALC, brokers must prove at least $10M in land transactions within a five-year window and complete a rigorous program of specialized education specific to land real estate. Shana serves on the Weld County Planning Commission reviewing land use applications and making recommendations to the Weld County Commissioners. She also assists local ditch companies in the administration of their ditches and helps them obtain grants for improvements to be better stewards of the limited resources we cherish. Shana has a passion for helping others learn and shares her knowledge and expertise in teaching real estate-related topics including Metro Districts 101 and teaching at the January 2023 RLI Colorado Chapter Continuing Education session, Landowner v. Government, Who Wins?
