Trey Pearcy

I was born and have spent my entire life in Western Oklahoma. Throughout my life I have been involved in agriculture from peanuts, wheat and cotton to now being a key part in my family’s Registered Angus operation. At a young age I developed an appreciation for land and discovered all it can produce whether that be tillable acres or pastureland to turkey, whitetail, elk and quail to mention a few. I am is an avid hunter and fisherman and understand the diversity of what land can produce. There is so much opportunity in a piece of land, with the right amount of vision and work any dream can become a reality. Being a 5th generation land owner I know the blood, sweat, and tears it can take to call a piece of property your own and because of that I have a deep appreciation for landowners as well as land purchasers.

I currently reside in Lookeba, Oklahoma with my wife Bree-Ann and our two daughters Joplin and Jenning.

$121,500  •  45 acres
45± Acres Inside Carter City Limits - Highway 34 Frontage Land like this doesn't come up for sale very often. It's not every day you find 45 acres sitting right inside city limits, especially land that's flat, easy to get to, and ready for almost anything you want to do with it. Maybe you're ready to build or farm right away. Maybe your plans are still years off. Either way, this piece of ground gives you plenty of room to work with and a spot that's tough to beat. This 45± acre property sits inside the city limits of Carter, Oklahoma, in Beckham County. It runs right along State Highway 34, so you get direct highway access. That means it's simple to reach no matter where you're coming from in the area. Most of the land is dryland tillable acreage, and it's been taken care of well over the years. The ground is nearly level, which makes it easy to farm right now. It also makes a solid starting point if you ever want to use the land for something else down the road. Whether you keep farming it or decide to try something new later, the flat layout and great location leave plenty of doors open. One of the best things about this property is that electricity already runs along two sides of the land. That's a big deal. Having power close by can save you real time and money if you ever decide to build or add improvements. On top of that, this part of Carter looks like a natural spot for future growth. As the town keeps changing, land like this - with size, location, and easy access all rolled into one - gets harder and harder to find. Because the land is so open, you get a clean slate to work with. There are no steep hills or rough terrain getting in your way, so it's easy to picture just about any use for the space. You'll also enjoy wide, sweeping views of western Oklahoma, colorful sunrises and sunsets, and plenty of room to spread out, all while staying just minutes from everything Carter has to offer. Whether you're searching for good farmland, a smart long-term investment, or a property with real room to grow, this tract checks a lot of boxes. Big pieces of land inside city limits, with highway frontage, available power, and level ground, just don't show up often in western Oklahoma. This 45± acre property brings all of that together in one great piece of land that's ready for whatever comes next. When purchasing a property listed by Great Plains Land Company, a Buyer's Broker, if applicable, must be identified on first contact and present at the initial showing of the property to participate in a real estate commission. If these conditions are not met, compensation if any will be at the sole discretion of Great Plains Land Company.

$925,000  •  160 acres
The Sasakwa 160 - 160 Acres of Proven Whitetail Country in Central Oklahoma If you've spent any time chasing big whitetails in Oklahoma, you already know that ground like this doesn't come around very often. The Sasakwa 160 is a fully set-up, 160-acre ranch sitting in one of the most respected deer-producing areas in the entire state - a region that Game & Fish Magazine once called "Ground Zero" for Oklahoma's record-class whitetail genetics. That reputation didn't happen by accident, and neither did what this ranch has become. The improvements away from the hunting side are just as solid. The centerpiece is a large 60' x 55' insulated, climate-controlled steel barn. Inside, there's a finished 750-square-foot living space with a two bedrooms, one bathroom, and a full kitchen - comfortable enough for a long season or extended stays. It functions equally well as a hunting lodge, a weekend place, or a full-time residence if that's the direction you want to go. Separate from the barn is a 640-square-foot custom-built tiny home - one bedroom, one bathroom, well-finished and genuinely comfortable. Having two independent living spaces opens the door for large hunting groups, family gatherings, or even rental income. You're not cramming people into one building or making anybody sleep in a camp trailer. There's also a 45' x 25' metal shop with a concrete floor for equipment, tools, and general ranch work. The current owners have spent years doing things the right way - managing habitat, controlling harvest, running supplemental feeding programs, and letting deer mature. The results speak for themselves. This place has a legitimate track record of producing big, mature bucks, and there's plenty of room for the next owner to keep building on that foundation. Walk the land and you'll understand pretty quickly why the deer use it so heavily. Mature hardwood timber gives animals a place to bed and browse, while open meadows create natural staging and feeding areas. A live spring-fed creek runs through the property year-round, and five ponds are scattered across the acreage - meaning water is never far away, in any season. That kind of consistent, diverse habitat is what keeps deer on a property instead of wandering to the neighbor's. Getting around the ranch is easy thanks to an extensive trail system that's been developed and maintained over the years. These aren't just two-track roads thrown in for convenience - they were laid out with hunting in mind. The trails provide clean access to stands with minimal disturbance, create natural shooting lanes, and let you navigate by ATV, UTV, or truck without pushing deer off the property. It's the kind of thoughtful infrastructure that takes years to build right. The hunting setup itself is completely ready to go. Three Redneck tower blinds and three HB feeders are already in place, each one positioned to take advantage of wind, terrain, deer travel routes, and nearby water. Steel exclusion fencing around the feeders keeps the feed where it belongs. Whoever buys this ranch can be in a stand their first season without spending a dime on setup. The perimeter and cross-fencing are in good shape, giving you flexibility for livestock, hay production, or simply managing the land in sections. Access off Highway 56 is clean and easy without sacrificing the privacy that makes a hunting property worth owning. Put it all together - proven deer genetics, diverse habitat, live water, a complete trail system, premium hunting infrastructure, two living quarters, working shop space, and years of hands-on management already behind it - and you've got a place that's genuinely hard to replicate. The Sasakwa 160 is ready to hunt, ready to enjoy, and ready for whoever is serious about owning a piece of real Oklahoma whitetail country. When purchasing a property listed by Great Plains Land Company, a Buyer's Broker, if applicable, must be identified on first contact and present at the initial showing of the property to participate in a real estate commission. If these conditions are not met, compensation if any will be at the sole discretion of Great Plains Land Company.
$733,900  •  82 acres
82 Acres in McClain County, Oklahoma There's a certain kind of property that's hard to describe until you're actually standing on it. This is one of those places. 82 acres of rolling Oklahoma countryside in McClain County, where the land shifts and dips through hardwood timber and open grassland, and the only sounds you're likely to hear are wind moving through the trees and the occasional rustle of deer working through the brush. It feels remote. It feels private. And yet, you're never really that far from where you need to be. Two paved roads connect the property to Interstate 35 in both directions - 9.5 miles to Exit 86 at State Highway 59, and 9.5 miles to Exit 91 near Purcell via State Highway 24. Oklahoma City, Norman, and Purcell are all within comfortable reach. That balance between genuine seclusion and real-world convenience is something most rural properties promise but rarely deliver. This one actually pulls it off. You enter through a custom-built gate that feels intentional - like someone put real thought into the first impression this place makes. And the land doesn't disappoint from there. What greets you is a property that has been shaped over time into something that works well for both recreation and quiet living. The mature timber provides shade, cover, and character. The native grasses hold wildlife and move beautifully in a breeze. The terrain rolls just enough to create natural walls of privacy between different parts of the land, making it feel bigger and more varied than the acreage alone might suggest. At the heart of the property sits a 4.5-acre stocked pond. It's the kind of water feature that becomes the center of gravity for everything around it. Mornings on the bank with a fishing rod, evenings watching the light fade across the surface, family gatherings anchored around a place that everyone gravitates toward - the pond isn't just a nice feature, it's a reason to be outside. The surrounding habitat makes it a natural draw for wildlife too, so even when the fishing is slow, there's usually something worth watching. Trails wind throughout the entire property, giving you easy access to every corner of the land. Whether you're on an ATV, horseback, or just walking, the trail system lets you actually use and enjoy the acreage rather than just own it. Along the way, you'll find the kind of wildlife habitat that this part of Oklahoma is known for. Whitetail deer move through regularly, wild turkey, quail are a common sight, and dove show up in season. For hunters, it's a well-rounded setup. For everyone else, it's just a beautiful place to spend time outdoors. Several spots across the property stand out as strong candidates for a future home or cabin. The rolling topography naturally tucks these locations away, offering privacy without feeling isolated. One of the most appealing sits with a view overlooking the pond - the kind of building site you design a house around rather than the other way around. Utilities are already available along the west side of the property along High Avenue, which removes one of the bigger headaches that often comes with developing raw land. What this property comes down to is options. Build a permanent home. Set up a weekend retreat. Hunt it hard every fall. Fish it all summer. Or simply hold onto a piece of land that's genuinely worth owning. Not many properties give you all of those possibilities in one place - and in McClain County Oklahoma, even fewer do it with this much character. 12 miles from Purcell, Oklahoma 21 miles from Norman, Oklahoma 35 miles from Downtown Oklahoma City, Oklahoma When purchasing a property listed by Great Plains Land Company, a Buyer's Broker, if applicable, must be identified on first contact and present at the initial showing of the property to participate in a real estate commission. $595,000  •  62 acres
Just outside the community of Konawa in Seminole County, this 62-acre property offers a thoughtful blend of productive land, comfortable country living, practical improvements, and exceptional wildlife habitat. It is the kind of place that has clearly been cared for through the years, where every feature contributes to both the function and enjoyment of the land. Whether used for livestock, outdoor recreation, or simply as a place to enjoy the quiet rhythm of rural Oklahoma, the property provides the resources and improvements to support a wide variety of interests. The landscape is made up of a pleasing mix of open pasture, scattered timber, and reliable water sources. Improved grasses cover much of the acreage, creating strong grazing opportunities while also giving the property a clean, well-kept appearance. The open areas transition naturally into pockets of mature timber that provide shade during the summer months and shelter for wildlife throughout the year. These wooded sections create natural travel corridors and bedding areas, adding both beauty and ecological diversity to the property. A seasonal creek winds its way through portions of the land, adding character to the terrain while providing additional wildlife habitat during wetter periods. Two ponds, each approximately one-quarter acre in size, offer dependable water year-round. Beyond their practical value for livestock, the ponds attract a wide variety of birds and wildlife, creating enjoyable opportunities for observation and hunting. The improvements throughout the property have been designed with both utility and comfort in mind. A 25-by-50 insulated barn serves as far more than simple storage. Equipped with electricity, heating, and air conditioning, it provides a comfortable environment for projects, equipment maintenance, hobbies, or workshop space regardless of the season. Nearby, a second 30-by-40 barn with an attached 20-by-40 enclosed lean-to offers substantial room for machinery, feed, supplies, or livestock-related operations. Additional covered equipment sheds provide protection from Oklahoma's changing weather conditions, while a loafing shed and livestock pens further enhance the property's agricultural capabilities. Situated near the center of the acreage is a well-maintained home built in 2009. The 1,584-square-foot residence features two bedrooms and two bathrooms and was designed with comfort and practicality in mind. The open-concept layout allows the kitchen, dining, and living areas to flow naturally together, creating a welcoming environment for everyday living. At the heart of the home is a beautiful limestone fireplace that serves as both a focal point and a gathering place during cooler months. Large living spaces and an efficient floor plan make the home equally suitable for peaceful evenings at home or hosting family and friends. The property's infrastructure supports efficient livestock management. Cross fencing divides the acreage into multiple sections, allowing grazing pressure to be managed effectively while offering flexibility for different operational needs. Combined with the ponds, barns, pens, and productive pasture, the existing setup provides a strong foundation for agricultural use without requiring extensive additional improvements. Wildlife is one of the property's standout features. Whitetail deer are frequently seen moving between the timber and open feeding areas, while wild turkey, quail, and dove are common residents throughout the year. During migration seasons, the ponds often attract ducks and geese, adding another dimension to the recreational opportunities available on the property. The combination of water, cover, food sources, and diverse habitat creates an environment that naturally supports healthy wildlife populations. Properties that successfully combine comfortable living accommodations, useful improvements, productive pasture, and quality wildlife habitat are becoming increasingly difficult to find. This Seminole County property offers all of those elements in one manageable package. Whether your goal is to raise livestock, spend weekends outdoors, enjoy hunting and wildlife watching, or simply own a well-cared-for piece of Oklahoma countryside, this property provides the space, functionality, and natural beauty to make it possible. WATER Two spring-fed ponds together cover nearly three acres of surface water - a significant asset in this part of Oklahoma. Spring-fed sources offer a level of reliability that tanks and surface runoff simply can't match. Livestock have dependable access without seasonal uncertainty, and the ponds add a visual anchor to the landscape that enhances both the character and the practical value of the acreage. THE BARNDOMINIUM At 5,937 square feet, the 2013-built barndominium is the centerpiece of the operation - and it was clearly designed to be used hard. With 5 bedrooms and six full bathrooms to accommodate large gatherings, working crews, or extended family without any of the usual compromises. The integrated pull-through shop with a large overhead door that opens directly into the living area is a standout feature: it blurs the line between workspace and living space in the best possible way, whether you're storing equipment, working on machinery, or hosting after a long day on the property. An in-home elevator adds accessibility for all ages or mobility needs, and a full-service Generac generator means the lights stay on regardless of what the weather delivers. CATTLE FACILITIES The working cattle infrastructure on this ranch goes well beyond the basics. The setup is engineered for efficiency - designed to reduce the labor and time involved in everyday operations and to scale with the size of the herd. Whether you're processing calves, working a small cow-calf pair or managing a larger commercial operation, the facilities are ready to support the work without requiring significant additional build-out or investment. WILDLIFE & RECREATION The combination of standing water, open pasture, and natural cover creates the kind of habitat that draws and holds wildlife. Whitetail deer, wild hogs, and upland birds are all present on properties like this throughout Harmon County, and this one offers the mix of elements - water, edge cover, and open ground - that keeps them around. The recreational potential here is not an afterthought; it's built into the bones of the property, making it equally suited as a hunting destination or a private retreat alongside its agricultural function. $749,900  •  75 acres
It’s not often you find a place that’s beautiful, useful, and ready to work for you — but the Loyal Homestead is all that and more! This special 75-acre property comes with a completely remodeled home that feels like new. The house is 2,363 square feet and has 3 bedrooms, 2 bathrooms, a big open layout, a stunning kitchen, and a cozy, spacious living area perfect for family and friends. Since the remodel, the home has hardly been lived in, and you can tell that every little detail was carefully planned and crafted. Next to the home, there’s a huge 40’ by 80’ steel shop building with strong concrete floors, plus a 36’ by 80’ lean-to attached on the east side. Right now, the lean-to is set up for cattle, but it could easily be changed to work for horses too. The shop and lean-to are ready for electricity and lighting to be added, making it even more useful. The land is fully cross-fenced, which is great for rotating animals around the pasture. It even includes sorting pens under the lean-to, making it easy to work with livestock. About 71 of the 75 acres are covered in thick, healthy Ozark Bermuda grass, which has been well cared for — sprayed, fertilized, and maintained to produce top-quality hay. In past years, the land has produced 6 to 8 bales of hay per acre over several cuttings. This means the property could be used to feed your own animals or run a hay business for extra income. The Loyal Homestead sits along a smooth, paved county road, with easy access to nearby towns like Loyal, Kingfisher, Dover, Hennessey, and even Oklahoma City. This is a rare chance to own a productive, well-kept, and income-generating property that’s move-in ready. It’s the perfect spot for anyone who wants to enjoy peaceful country living in rural Oklahoma!
