Kathy Bailes has always had a passion for land and agriculture. She grew up on a farm and ranch operation in Archer County, Texas, establishing her strong work ethic while managing land alongside her father and grandfather. After obtaining a Bachelor of Science degree from Texas A&M University in Agricultural Education, she eventually pursued a highly successful career with the USDA-Farm Service Agency. Here, she excelled, ultimately achieving a management position within the agency. In addition, she has multiple years of experience as a commercial loan officer and bank branch manager in Woodson and Throckmorton, Texas. With these experiences, Kathy brings professionalism and a wealth of agricultural knowledge to the Campbell Farm & Ranch team.

Kathy currently resides in Throckmorton County, Texas, where she and her husband, Jeff, raised their two sons. Their family has always enjoyed hunting and fishing activities throughout the years. Since retiring from the Farm Service Agency, Kathy fulfilled her dream of becoming a real estate agent specializing in farms and ranches in 2023. Her background has given her comprehensive knowledge of local farm and ranch operations, land use, values, agricultural trends, marketing, investing, and financing. Kathy works diligently for all clients to provide the best buying and selling experience possible.

A native of Fort Worth, Texas, Realtor since 2000, Joanie Sellers Edwards came to the industry with a strong sales background. Joanie has focused most of her real estate experience in land development, and commercial properties, working for land developers in land sales and managed sales in several Parker County communities. While development land is her passion, she also has more than 20 million in Commercial Farm and Ranch sales. Marketing is a big part of her success, and she knows the value of a good marketing plan that brings the most visibility to her listings.

Joanie married Jud Edwards in 1995, and together they raised four children and enjoys 11 Grands!

Joanie is an accomplished writer, Graham Crisis Center board member, member of Graham Chamber of Commerce, and works with women in crisis.

She and Jud relocated back to Graham in 2018, after living in Parker County for 12 years.

Heath Kramer grew up in Graham, Texas, hunting and fishing on his family land in Young County. Heath graduated from Texas Tech University in 2012 with a bachelor’s degree in Energy Commerce. Before joining Campbell Farm & Ranch in the winter of 2016, Heath pursued a career as a petroleum landman and traveled the United States on various leasing and acquisition projects, working in areas such as the Bakken Shale in Montana and North Dakota. During his time as a petroleum landman, Heath acquired extensive knowledge of mineral rights as well as the ins and outs of determining surface and mineral owners in courthouses throughout the Texas. He knows how surface and mineral rights co-exist and brings a unique understanding of this to the Campbell Farm & Ranch team. Heath and his wife, Amber, now call Graham home, where she plans to complete her teaching certificate. Still, an avid hunter who indulges in whichever hunting season is in effect, Heath Kramer also works with his brother in their growing cattle business. Heath and Amber Kramer reside in Graham with their beloved Australian shepherd, Winston.
Travis Patterson Campbell Farm & Ranch

Travis Patterson is an avid outdoorsman who has spent many hours on land. Travis grew up in Breckenridge, Texas and has extensive experience in deer, dove and varmint hunting in Stephens and Shackelford Counties. Travis has been competing in varmint hunts since 2008 and has covered many ranches in the area while competing. Travis spends his spare time in the blind or getting ready for the next season to open, so spending time on listings and learning the property is as natural as breathing for Travis. He enjoys learning animal patterns and how the animals utilize the land. Travis’s capacity to truly understand the land gives him a unique edge when it comes to locating or marketing premium hunting property. Travis has hunted and/or worked on many ranches in the area and knows this country thoroughly. Prior to joining the Campbell Farm & Ranch team, Travis obtained his Welding Certificate and has been a Certified Pipe and Construction Welder for over eight years. Travis has welded for oil and gas companies and on multiple underground pipelines. He understands how these pipelines coexist with the land they run under. Travis also has extensive knowledge in what it takes to create metal ranching improvements as well as the ability to understand if existing improvements are built up to specifications. Travis joined Campbell Farm & Ranch in the summer of 2016. Travis is now full time Farm and Ranch Realtor and has become a valued member of the CF&R Team. Travis and his wife, Sterlynn, reside in Abilene, while she completes her final semester to become a family nurse practitioner. The couple plans to return to the area upon Sterlynn’s graduation.
