Michelle Shelton Life Real Estate

Michelle Shelton moved from Nebraska to the Phoenix area in 1987. She grew up working in a highly successful family-owned business where the customer was always king. She has an undying amount of energy and a solid work ethic driven by this experience. Her unique ability to see what is invisible to others saves her clients time, energy, and thousands of dollars.

Carol says..."My husband and I have been buying and selling homes for decades and this was the best experience by far that we have ever had with an agent. She consistently demonstrated exceptional interpersonal skills. Her team was equally polished, polite, friendly, professional, and efficient. Customer focus was her highest priority always.

We ran into a few challenging potential buyers and Michelle handled the situations with the skill of a maestro. Any obstacles were energetically overcome through creative resolution skills so that everyone’s needs were satisfied. One example of Michelle’s desire to exceed our expectations was through the creation of a comprehensive packet for the appraiser including all upgrades since the sales price significantly exceeded the list price and was higher than local square foot prices. This was the extra effort that secured the deal. We were told by others that we wouldn’t get our price but Michelle gave it her all and got it for us. The drone videos and the gorgeous photos made our home look like a zillion. We noticed that the team seemed to be running on rocket fuel. Where did the energy come from? She had the endurance of a honey badger. Integrity was a top priority and she was extremely well educated in the sometimes tedious legal aspects. She’s a mentor in the industry which gives us hope for future generations." - Carol Franza

Michelle's heavy involvement as an industry leader has led her to be elected out of 39,000 Arizona REALTORS® as the 2021 President of the Arizona Regional MLS. This is a very high honor and has positioned her to travel nationally and be involved with other professionals nationwide. A strong sense of treating people right and following the rules has also led her to serve on the Appeals Committee and she appointed a Chair to the Rules Committee and stays involved to make sure the rules are followed by others. It is important to her where the real estate industry in Arizona is headed. She is also the current Chair of the Strategic Steering Committee for ARMLS.

Though these positions might not mean much to you, the consumer, it shows Michelle’s level of commitment to the industry and this keeps the privilege of owning a home safe.

Michelle has specialized in horse property before it became a thing. Many have come and gone and call themselves horse property specialists, Michelle truly understands what goes into a property like this to make it workable for equine lovers.

Michelle has led teams in the past and she always felt when she handed off a client, they wouldn't get that same special care as she gave. She was please when her daughter, Emma Shelton, stepped into real estate after graduating from ASU. Emma has the same drive and desire to be of service, communicate and she is wicked funny.

Loving what you do is important. People. Horses. Dogs. Real Estate. Gardening. These are the things Michelle loves. Although Michelle lands in the top 1% of equine Realtors®, she doesn’t brag about it. She is humble and yet knows and understands the value she brings to her clients. Some agents come unhinged at every little thing. Michelle’s calm yet firm stand displays her level of confidence.

Michelle’s unique knowledge regarding horse property, ranches, luxury homes, and single-family homes throughout the Valley has positioned her as a top agent. She is also the broker/owner of Life Real Estate. More education and deeper experience put her head and shoulders above the rest. No sale is too small. She treats her small land sales the same as her high-end clients. At the end of the day, it is about doing the right thing for people and the money comes.

Michelle rescues horses and animals from poor living conditions to forever homes. Currently, a goat named Barbara and a donkey named Wilbur. She recently lost her riding companion, Patch to colic. Life is short and having fun makes the journey more enjoyable. Friends become clients and clients become friends. This means, people like & trust her as a friend and respect her competence in business. It's magical when that happens.

Michelle Chairs at ARMLS and is part of the Appeals Committee and the Rules Committe. She is also the leader of the Executive Committee and Strategic Steering for ARMLS in Arizona.

Brian Smith Dave Perry-Miller Real Estate

Brian Smith, an Accredited Land Consultant, Certified International Property Specialist, Broker/Associate, Ranch and Country Property Division, of Dave Perry-Miller Real Estate - 45 years of farm and ranch real estate.

On May 25, 2011, the Smith family received the 2011 Lone Star Land Steward Award for the conservation work done in the Post Oak Savannah ecosystem region of Texas on their Trinity Bluff Wildlife Ranch in Navarro County for wildlife habitat enhancement. Texas Parks and Wildlife Department and Sand County Foundation recognize land stewards who have shown exemplary efforts to manage their property as ambassadors of wildlife conservation and habitat management. The program is designed to educate landowners and the public and to encourage their participation.

Since 2002, when the Smiths acquired their 733-acre ranch nestled along the Trinity River, they have worked to transform overgrazed pastures into a diverse habitat of native bunch grasses and forbs, which provide substantial wildlife habitat. Removing livestock, prescribed burning, discing, mowing, and native seed planting are some of the methods used on the ranch to improve native plant diversity. Also, the Smiths have worked with the East Texas Wetlands Project and Ducks Unlimited to construct a 20-acre wetland in the Trinity River bottom that captures floodwaters and attracts waterfowl, wading birds and shorebirds.

The Smiths are a prime example of land stewards that work with the land to improve plant and wildlife diversity, leading to overall ecosystem health. As a wildlife enthusiast, Brian Smith believes that rich land is rich with wildlife and his ranch serves as an example to other landowners how good stewardship practices can do just that.

Being raised in the fifties and sixties, Smith grew up hunting, fishing and listening to coyotes by the campfire. Looking back, his dad was so responsible for his love, appreciation and reverence for the great outdoors. This awareness and knowledge are something he has tried to pass along to his children and their friends. Many of our younger buyer clients have the same objective for their families, which is rewarding to see.

Earning college degrees in Business and Earth Sciences, Smith worked offshore in the oil business as a drilling fluids engineer. Having a good understanding of minerals has been very beneficial to his clients when dealing in areas of mineral production. Later, Smith opened a sandwich shop, purchased race-bred quarter horses and started buying real estate; and 39 years later, the rest is history.

Looking back, these life experiences have given him the knowledge, experience and confidence to properly represent his sellers and make sure buyer clients find the right property for their intended use while gaining their trust and building relationships.

Stephen Stransky STRANSKY PROPERTIES
I started my real estate career in Houston Texas in 2001 for a real estate investment firm. I left there in 2004 and moved to San Antonio to do land and lot acquisition for a home company, but the market turned on them and so I decided to start my own company in 2005. My primary focus has been on Commercial Real Estate and Ranch Real Estate throughout Texas. My philosophy is to treat every property I am working on as if it was my own and to advise every client with the same thoughts that I would use to buy or sell property for myself even if that means we don’t get a deal done. I believe in focusing on building long-term relationships with quality clients and enjoying the success and fun of land ownership for years to come for both parties. – Stephen Stransky
Stacy Strayer Stacy Strayer, Inc.
Moving to Grand County twenty-plus years ago has transformed my life. I'm in constant-awe of my surroundings, e.g. the mountains, its valleys and the wide open skyscapes -  I daily express gratitude for living here.  Next time you're near Granby Ranch (2 min down the road from my neighborhood, Innsbruck-Val Moritz, which is about 20 + minutes from Winter Park), I'd love to share one of my favorite hikes with you, to the top of the west mountain, up through the aspen grove which overlooks the Continental Divide, the Granby Ranch slopes and Lake Granby in the distance, and back down to the parking lot across from the Gazebo - it takes about just about an hour at a leisurely pace.  When you live anywhere close to Granby Ranch, you'll likely find yourself on these trails several days a week.

What I love about real estate is connecting with people and the excitement of it all, searching for and ultimately finding the perfect vacation property or primary home, OR helping my clients sell their property so they can close one chapter in their lives and move seamlessly to the next. Many times people will start out small to test the waters, only to find that after a year or so, they're ready to upgrade to spend even more time in the mountains!

On a personal note, I hail from Pennsylvania but I have been living in Colorado since 1995 - first in Boulder & Longmont, and then to Grand County in 1998.  I'm an alumna of CU-Boulder, a former high school English teacher, an animal lover, a freelance writer, and an avid cross-country skier, hiker & golfer.  I'm married to the one great love in my life (Mark Strayer, President of Sawtooth Mountain Builders ) and we have two yellow labs, Boondocks & Brie.

Contact me anytime to discuss the current market and/or your goals regarding real estate in the mountains.  If you would like to search for local properties, please visit our website: www.grandcounty.life.com

I look forward to hearing from you!
