Sandy Ballou has led an exciting life of various professions, grounded by his respect and belief in agriculture and the benefits of an outdoor lifestyle. Growing up horseback Sandy incorporated his love of the outdoors in every step of life. While attending Cal Poly San Luis Obispo, Sandy would leave for Wyoming the day school got out every year to work at the R Lazy S Ranch and returned the day before school began. After college, Sandy returned to The Thacher School, where he had also completed a year-long internship to teach students horsemanship and packing. Following Thacher he spent the next eight years in Oregon working as a fresh produce shipper, packer and broker. In 1997, Sandy and his family returned to Grass Valley, California, and bought a portion of his grandfather’s ranch. Along with his wife Sarah, Sandy started a boarding and training facility. Several years later, Sandy purchased the local saddle shop and created Sierra Saddlery and Farrier Supply. Sandy has received gubernatorial appointments from both Gov. Arnold Schwarzenegger and Gov. Edmond G. Brown to serve on the 17th District Agricultural Association fair board where Sandy served for 13 years. Sandy was also a member of Nevada County Farm Bureau where he served on the board of directors for 9 years and served 2 years as president. Sandy continues to enjoy training horses, running a few cows, and hunting and fishing as time allows. Sandy is an advocate of the outdoor lifestyle believing that the best lessons in life are taught by animals, dirt and nature.

CORY CLARK was raised on a 5th generation ranch in eastern Wyoming, giving him first-hand experience in owning and managing livestock and agricultural real estate. Following graduation from Chadron State College with a BA degree, Cory began his real estate career in 1996. Within the past 27 years, Cory has closed on 368 agriculture properties consisting of 1,951,951 acres and $954,075,078 in sales. I am a Realtor with Hayden Outdoors in the great state of Wyoming. Born and raised on a cattle ranch in Eastern Colorado, I grew up riding, roping, hunting, and raising 4-H animals. I am a graduate of the University Of Wyoming College Of Business and a Laramie resident. With a Bachelor’s degree in Business Management, I am proud of my innovative marketing techniques, 24/7 availability, and outstanding client service. Competitive and determined with a love of the outdoors, I followed in my dads footsteps and entered the Real Estate industry. My dad (Jim) and I are now business partners and occasionally partner on properties in Wyoming. I fit in well at Hayden Outdoors and plan to stay with them as long as possible! primarily do business in Albany, Laramie, Platte, Carbon, and Natrona Counties, but have recently expanded to other areas in Wyoming as well. I recently got married in September of 2018 to a Laramie native, and my husband and I enjoy camping, hunting, and getting outside with our two aussies.

Katie's Bio:  

Katie is proud to call herself a Sheridan County resident. Born and raised in Northern Minnesota, she would frequent the custom-built homes by her father’s construction company. She enjoyed watching and learning from her father with home design, new construction, and remodels of older homes at a young age. She also found a love for horses and livestock being raised on her parent’s commercial cattle and registered horse farm.

In her early years, Katie moved to Nebraska and then to Montana where she worked in the banking industry for a while. Missing and longing to be surrounded by livestock and the mountainous countryside, she switched her career to working for a registered angus cattle ranch. There she worked in the office but also proved her hard work out on the ranch helping calve, brand, gather cattle in the mountains, as well as haying.

In 2009, she met her husband at a performance horse facility in Montana. Ryan was raised as a Wyoming Game Warden’s son, growing up and packing into the mountains in Jackson, Wyoming as a child. He also worked for a couple of outfitters in his early years and later became a performance horse trainer. Ryan enjoys riding colts and training horses for the public.

Today, Katie enjoys raising her two children and watching them pursue their dreams of farming and horses. When she is not in the office working with real estate clients, she is riding performance horses with her daughter or she is focused on her son’s passion of farming and construction.

With a background of construction, banking, farming, ranching, small business ownership, and the cattle and equine industry; Katie looks forward to working with all buying and/or selling clients. Ryan's Bio:                                                                                                                                                                                                                                                  Ryan was born and raised in Jackson, Wyoming.  Being the son of a Wyoming Game Warden, Ryan spent his youth in the backcountry of Northwest Wyoming where he enjoyed hunting and fishing alongside his father. He learned to start colts and worked for a couple outfitters.  He led summer pack trips into the Teton
Wilderness, and in the fall, he wrangled horses and guided hunters.  Ryan obtained his professional guides license through the Wyoming Outfitters and Guides Association.                                                                                                                                                                           

After high school, when Ryan wasn’t in the mountains he attended Sheridan College.  After graduating from Sheridan College, he moved to Montana where he went to work training horses professionally.  While in Montana Ryan met his wife, Katie.  Shortly after they met, they started their own horse training business.  Ryan trains
cutting horses, cow horses, reining horses, as well as ranch and rope horses.  Ryan is an NCHA, NRCHA, and NRHA professional trainer.  Along with training horses Ryan and Katie have run their own yearling cattle operation.  Ryan and Katie have two children, Gus and Ella. 

Today, when Ryan isn’t in the office selling real estate, he enjoys spending time with his family, training horses, and working on the ranch.      

Chaisley Jacks is a licensed salesperson for Hayden Outdoors in Wyoming. Chaisley is proud to call Wyoming her home and was born and raised there. She enjoys being outdoors with her husband and three children hiking, camping, fishing and hunting.

Cody Jacks was born and raised in central Wyoming in the heart of the Wind River Mountains. Cody’s passion for the outdoors started at an early age when his father and grandfather introduced him to hunting and fishing. His connection to the outdoors lead him to Alaska where he worked as a hunting and fishing guide for a float plane outfit. Although being far from home for years you could always find Cody high up toward the Continental Divide in search of a bull elk on opening day. Now Cody has a wife and 3 children of his own and loves sharing the same life lessons, trials, and tribulations with his family just as his father and grand father did before. Cody always wanted to somehow join work and play but knows work always comes first and feels he finally has accomplished this by joining the Hayden Outdoors team as a salesperson for Wyoming.

Creed James joined James Land Company in 2007 after graduating from Colorado Mesa University (formerly known as Mesa State College) with a degree in marketing and finance. Real estate has been a lifelong passion for Creed and in January 2024 he became the responsible broker for James Land Company.  Specializing in farm, ranch and recreation properties, Creed is licensed in Wyoming, Nebraska and Colorado and utilizes his expertise to help clients successfully navigate the buying and selling process.

Matt is orignally from Lincoln, Nebraska and grew up in Colorado, where he developed a passion for the outdoors at an early age. After graduating as a college athlete, he began a coaching career at the University of Nebraska, then Clemson University before finding his way to the Cowboy State with the University of Wyoming. During his coaching years he was fortunate to be part of several Championship Teams and was directly involved with the development of the components that helped make them successful. Matt knows that similar components can influence and impact successful real estate results for Sellers and Buyers as well. Growing up in a real estate family, the transition was a natural fit, and he has spent the last 15 years "Coaching Real Estate". Rachel is a Wyoming Native, born and raised in Casper Wyoming, and on her family’s farm on the Platte River in Douglas Wyoming. She graduated from the University of Wyoming with a Masters Degree and began her Real Estate career in Cheyenne, with one of the regions largest brokerage firms, gaining valuable experience in sales, marketing, investments and finance. Rachel has a deep understanding and respect for Wyoming and the independent way of life that represent its people, traditions and western heritage. She is also an avid Huntress and Outdoorswoman as well as a Wife and Mother of three sons, all proudly being raised to be young Wyoming Gentlemen. Bill Vacek is a licensed Responsible Broker in Wyoming and has been with LandLeader from the beginning. As a four-time BIG 8 track and field multi-event champion at the University of Nebraska, Bill has the determination and dedication to go the extra mile for his clients. His passion for the outdoors led him to the LandLeader Team, but growing up in the country brought him to move to the cowboy state.
