Tract 1: Description: 157.57+/- acres with 154.02+/- acres of cropland. It’s 99.7% Hayes-Turon and Pratt-Turon 0-5% slope soils of ‘Statewide Importance’ class 3 just under ‘prime’ class 2. It was planted to grain sorghum in 2021 and then back to rye for grazing. The rye was grazed in the spring of 2022 until late July 2022. This tract has excellent FSA corn and grain sorghum bases totaling 145.9 acres with dryland PLC yields of 47 bushels for grain sorghum and 120 bushels for corn. A windbreak borders the full north property line giving good winter wind protection for livestock. A tree grove in the middle of the quarter gives great livestock shade for spring and summer grazing. The Seller plans to plant the quarter to 2023 crop wheat by the closing date of October 20, 2022. The Buyer receives 1/3 owner’s share of the crop, with the option, at closing to buy out the Seller for his expenses in the 2023 wheat crop. The Buyer would then take 100% of the growing crop and full possession at closing. The land is located in western Reno County, KS, three miles north of Sylvia, KS, on paved Netherland Road, then three miles west on Illinois Road. It’s bordered on the east by Raymond Road.
