The Flying M Ranch is located in northern Gillespie County with majestic views of Enchanted Rock. The ranch lies just two miles from the park and 20 minutes from Fredericksburg with a unique mix of open fields, tall hardwoods, large granite outcroppings, your own mini mountain, and year round springs. Multiple springs start on the ranch with an old spring box providing water for the wildlife and livestock. The private mini mountain provides spectacular 360 degree views with plenty of room to build a custom home. The low-fenced ranch consists of a main home, bunkhouse and barn/helicopter hanger providing all the amenities someone needs for their family retreat. LOCATION The Flying M Ranch is accessed by deeded easement off RR 965 just 20 minutes north of Fredericksburg. The ranch is less than an hour and a half from San Antonio and less than two hours from Austin. TOPOGRAPHY, RANGELAND & HABITAT The Flying M Ranch has over 280 ft. of topographical relief with the highest elevation being 1,823 ft. above sea level. The grounds and trees around the improvements are manicured. Keener Branch Creek traverses the ranch and springs provide water for the wildlife and livestock. Native trees of Gillespie County include live oak, Spanish Oak, shin oak, Lacey Oak, cypress, sycamore, pecan, cherry, redbud, walnut, cedar elm, willow, persimmon and ashe juniper. Many of these species are found on the ranch along with a variety of brush species, succulents and grasses providing excellent habitat diversity. Strategic juniper management has been in place on the ranch for years in several areas. The juniper management program has improved the overall habitat/range conditions and views. WILDLIFE The Flying M Ranch is predominantly low-fenced with axis and white-tailed deer. The ranch also hosts Rio Grande turkey, hogs, dove and varmints. IMPROVEMENTS -Main Home: The 1,548 sqft. two story home consists of three bedrooms and one bathroom. The home has been remodeled with a second story deck that provides breathtaking views of Enchanted Rock. -Bunkhouse: The 582 sqft. open floor plan with a full kitchen and single bathroom provides room for overflow guests and entertaining. -Barn/Helicopter Hanger: The enclosed and insulated concrete floor barn consists of 2,400 sqft. of work space with a 20’ hanger door. -Fence: The boundary fence is standard height and in good condition. -Road Infrastructure: The primary road is improved entering the private gate and extends to all ranch structures.
