The Lion Hollow Ranch is operated as a high fence hunting park, which the owner has carefully developed and improved over the past 15 years to become a favorite hunting destination for clients from across the country. Split into two hunting parks, the ranch offers hunters a very authentic and challenging hunting experience, in the wild and rugged terrain of the Indian Canyon drainage. Several springs and a creek provide good water. Accessible year round from paved state road 191, roughly 12 miles southwest of Duchesne, Utah. Improved with a 28x60 building used as the main hunting lodge, which has a large dining and gathering area, 4 bedrooms and one bathroom. Three free-standing bunkhouses sleep additional guests. Certain business assets, lists and agreements of the business enterprise, are included in the sale. The owner's operating entity is currently licensed as an "elk hunting park" with the Utah Department of Agriculture, and historically has sold and guided between 20 and 130 hunts on the ranch each fall. Around 50 hunts per year is typical, and very profitable.
