The Young Draw Ranch is a perfect combination of good irrigated farm land, immaculate farm house, outbuildings, and easy access! Located off Highway 789 just outside of Baggs, the ranch consists of a farmhouse, small shed, substantial farm utility building, roping arena, excellent corrals that are surrounded by irrigated hayfields and sagebrush covered drylands. The entire perimeter of the property is fenced as well. Land The ranch consists of 304 +/- deeded acres with approximately 110 +/- acres of irrigated hayfields with excellent yields. As a result of the irrigation, soils, and weather that this area receives, the fields annually produce around 300 ton of hay. Additionally, there is an 80 +/- acre BLM grazing leases that is included. Muddy Creek winds through the western portion of the property and generally has water flowing throughout all of the seasons. The irrigation continues after the hay is put up to allow plenty of grass for fall and late season pasture. The corral system provides for easy gathering. In addition to the irrigation water rights there are several springs that kick off on the upper end of the meadows creating several sub-irrigated areas. Although the ranch is used as one contiguous ranch, there are five lots that have been subdivided and and approved that could be sold off separately if one so desired. Improvements The 2,240-square immaculate farm house is a 3 bedroom, 2 bath bilevel home that has been recently updated and is very well taken care of. The 2,160-square-foot utility farm building with a 3-sided lean-to that covers an additional 1,296-square-feet which makes for a convenient storage place for equipment and other such things! The shop is a multi purpose building as the back portion allows for animals to come in and escape the weather. The custom pipe fenced corrals are attached to the shop. The custom pipe outdoor riding arena is another great feature to entertain or use for personal use. Recreation Located in area 82 for deer, area 53 for antelope, and area 21 for elk, the Young Draw Ranch qualifies for up to 2 deer and 2 antelope vouchers each year.
