Location
The ranch fronts Highway 190 about 7± miles west of Woodville, with paved access to a manual gate. Houston is roughly 105± miles southwest and Beaumont is about 65± miles south. The setting is wooded and private in the East Texas Pineywoods.
Land & Terrain
The land is gently rolling, running from open pasture near the highway to hardwood woods behind the home. Roughly 20± acres are cleared and manicured, with caliche interior roads, riding and ATV trails, and some cleared senderos through mixed underbrush. Two separate pastures are cross-fenced in barbed wire, portions of the perimeter are unfenced, and the fencing is in need of maintenance.
Water
A 3± acre lake below the home is fed by runoff, stocked with bass, perch, and catfish, and fitted with a pier for fishing and swimming. Big Cypress Creek runs year-round along 1,600± feet of frontage. Part of the acreage lies within the FEMA floodplain. A private electric well is in operation and serves the lake.
Wildlife & Hunting
Whitetail, waterfowl, and hogs use the property, with bobcats and coyotes present. Supplemental feeding is in place, and shooting lanes and wooded trails behind the home are set for blinds and feeders.
Timber
About 40± acres carry a mature mixed timber stand. The tract is timber-exempt, and timber rights convey. There is no active management plan, and the last harvest date is unknown.
Residence
The brick home was built in 1960 and offers four bedrooms and two baths across a single story, sleeping up to eight. It sits on a slab with a metal roof roughly ten years old, linoleum flooring, central HVAC, a full kitchen, and laundry.
Equestrian & Recreation
Two turnout pastures sit between the lake and the highway. The sellers previously kept horses, though the equestrian infrastructure would need to be rebuilt. A second slab on the property could be built out as a pavilion. Recreation includes hiking, horseback and ATV riding, birdwatching, and fishing and swimming at the lake.
Utilities
Power is on the property through Sam Houston co-op, with a private well and rural water, septic, and moderate cell service. Natural gas is not available.
Remarks
Mirror Lake Ranch is unrestricted with paved highway access. It fits a buyer looking for a recreational East Texas property with a move-in home, live water, a stocked lake, and room for horses or hunting, minutes from Woodville and within reach of Houston.
