Immaculate Sustainable Home For Sale in Waupaca County, WI Enjoy 6 acres of wildlife sanctuary and wooded privacy at E2580 White Tail Trail in Waupaca, Wisconsin. Using the most advanced materials and state of the art products available, in combination with today's technology and tomorrows energy concerns in mind, this simple, contemporary and aesthetically clean and elegant home will provide safe and very efficient living for 1,000 years to come.  This 4 bedroom, 3.5 bathroom house is a modern “Highly functional” home with extraordinary use of its living space. It is architecturally striking outside and inside. The surrounding mature acreage is beautiful with wildflowers, flowering trees and bushes, abundant wildlife, and far-reaching views of the countryside. Areas around the home, including the entryway, are impressively landscaped with Japanese influence; a real “WOW” effect! Its design and orientation on the building-site utilize passive solar principles.  Some of the passive solar features used include large south-facing windows, ventilating clerestory windows, and natural day-lighting. It has earned Energy-Star certification (ID# 92-5060). CONCRETE AND STEEL: The home is entirely constructed of Insulated Concrete Form walls and pilasters, and steel making it non-combustible and extremely resistant to Hurricane/Tornado force winds. This combination of concrete and steel eliminates the possibility of Termite damage and significantly reduces the possibility of other insects, rodents, pollen, and other outside contaminants penetrating the home. There is no wood to burn, rot, warp, squeak, or allow the formation of Black Mold. The home is also very “Quiet”. The pilasters on the Wellhouse are not there just because they look impressive; they are multi-functional: 1). They serve as cross-members (Structural sections that are transverse to the main structure to increase the strength of the home even more. In the Automobile industry they are used to support the engine and transmission   because the frame has to have enough strength cope with the loads applied to it, and to resist twisting. This principal is incorporated into the design of the Wellhouse with the use of four-foot pilasters to provide unparalleled Hurricane/Tornado resistance. After the Insulated Concrete Forms are placed, rebar is installed between the wall and the pilasters. Then modified concrete (See Novomesh 700 below) is poured into the cavities in a single concrete-pour, making the wall and pilasters into one solid piece. 2). The concrete Pilasters extend vertically from the bottom of the footings to the very top of the main floor where the roof is attached. After the installation of the roof, over the house and Pilasters were completed, the perfect “Passive   Solar” result was created because the Wellhouse faces South and the sunshine easily enters the home’s windows in the cold months, but cannot during the warmer months. 3). The South-side Pilasters provide even more protection, as they will also stop flying debris from Southwest Hurricane/Tornado-force winds. Novomesh 700 fiber was blended into the concrete before it was poured to increase its strength. A high-range water reducer was also used in the concrete to maximize its flow into the insulated concrete forms. This combination yielded an actual compressive strength in the walls exceeding 4,500 psi. Novomesh 950 was used in both the lower and main level concrete floors. Steel joists, beams, framing, and corrugation were manufactured by Metwood Building Solutions, and it’s cold-formed steel consists of over 60% recycled steel. Even the door frames are molded steel. The siding is cement and the soffits are cement board NATURAL LIGHTING: The Wellhouse was also designed to take full advantage of natural light in more ways than simply boasting many large windows! It provides light-filled serene spaces throughout the interior. The utilization of partial wall height in combination with the celestial windows, bathe the entire interior with direct sunlight during the winter and indirect sunlight in the summer months. Additionally, it is important to note how this design also enhances the beauty of moonlight and how it also delivers full interior illumination before, during, and after a full moon. Besides the energy savings of sunlight, research has proven that natural light help people be healthier, calmer, and happier. It is also proven to regulate some medical issues including “Seasonal Affective Disorder” and depression. HEATING, COOLING, VENTILATION, AND ENERGY EFFICIENCY: The Wellhouse is a high-performance passive solar home. The collected heat, that naturally rises to the clerestory area, is vented down through 10” diameter tubes that pass through the concrete floor to the lower level. There is no other heat ducting in the home. The main and lower level floors are concrete which absorb the days sunlight and release its heat back into the home in the evening. Even the steel joists, beams, corrugation and framing add to the energy saving, by holding the heat in the home. Besides the passive solar features mentioned above, the Wellhouse features in-floor heating and electric baseboard heating for back-up emergencies. These unique sheathed heating elements are totally immersed in a heat transfer liquid that keeps radiating even after the thermostat turns off, saving money. Air conditioning is handled with split-system Fujitzu wall-mounted units with remote controls. Both heating and air conditioning are circulated with reversible ceiling fans by Modern Fan Company. Another energy saving feature are the insulating window blinds manufactured by Springs Window Fashions. The home design ensures fresh air is always present. In the spring, summer, and fall, the screened celestial windows can be opened with the lower main floor screened windows, creating a steady flow of fresh air naturally. This effect can be achieved in the lower level as well, by simply opening the screened windows. In the winter, a Broan Heat Recovery Ventilator (HRV) with HEPA filter ensures fresh air without losing valuable energy. SECURITY: All the windows in the home are protected by Concord Security Window Film, which not only adds additional protection from high velocity impact occurring from severe weather, it protects the home from crime. With the film in place, intruders are faced with the challenge of penetrating a virtual wall of razor sharp broken glass. Although penetration is still possible, it would take them a substantially longer period of time and multiple strikes around the entire perimeter of the glass to penetrate the film. In most cases, intruders simply move on to a "softer target" where a single blow allows them quick and easy in/out access. The home also has a “Safe-room”. ACCESSIBILITY: The home is also conscious of those with special needs. 1). There is no step(s) from the garage or the front entrance into the home and there are low-rise transition ramps from the inside of all entry doors providing easy accessibility for those with wheelchairs and/or walkers 2). The open interior design and smooth floor offers free movement of wheelchairs 3). Interior electrical outlets are installed 6” inches higher than is typical for easier access for those in wheelchairs 4). There are three areas on the main level that have flush-mounter electric outlets in the floor to provide power without the unsightly cords being visible 5). All toilets are elevated and elongated, and all showers are both large and “Walk-in” accessible with seats and grab bars 6). All doors are solid wood and 36” wide for easy wheelchair movement 7). There are remote controls for the air conditioning 8). There is a power “Stair chair” to the lower level THE LAND: The property is amazing and is its own wildlife sanctuary that promotes and supports the well-being of all the animals that live and visit the property. It is loaded with acres of pollinator and habitat wildflowers and grasses, providing four-season food, nectar, and forage for a multitude of animals, birds, and beneficial insects, including beautiful Tree Frogs. There are tons of honey bees, Cicada’s, and butterflies everywhere, including the Monarch (The property was planted with various types of Milkweed). The property is a certified Monarch Way-station! Just some of the berries on the property include Hawthorn berries, Raspberries, Grapes, Elderberries, Mulberries, Black Cherries, and Sumac berries. Among the many birds present on the property are Hawks, Bald and Golden Eagles, Owls, Pileated Woodpeckers, Turkeys, Hummingbirds, an occasional Pheasant, Baltimore Orioles, Robins, and many other songbirds. Some of the other animals include Deer, Raccoon, Red and Grey Foxes, and Coyotes. NOTE: The property is loaded with Norway Spruce which, although is the least preferred sources of food of White-Tailed Deer, provide excellent cover for them and small game including grouse, hare and woodcock. Song birds and fur bearers also frequent them and they are a nesting habitats by for birds like the Golden-Crowned Kinglet. Norway Spruce also makes a good roosting tree for hawks and owls. There are multiple other tree species on the property, many that are hundreds of years old. Additional Features: The home is unbelievably quiet when the windows are shut, but at night, just open your windows to hear some of the wildlife mentioned and go to sleep listening to the Tree Frogs and Crickets. When excessive dry weather is present, there are two 100-gallon rainwater collection tanks to water troubled areas until it rains again. Because the home is situated high on a large hill and the ground angles away from the exterior walls, it would be unlikely to ever suffer flood or water damage. However, this is not a second-best home and additional attention was paid to prevent any potential problems “Just-in case”! The below-grade insulated concrete walls and the lower-level slab is protected from any possible water issues with the installation of PLATON (The most advanced foundation protector on the market) in combination with FORM-A-DRAIN. The windows in the home are Marvin Integrity and were Consumer Reports highest rated windows The bathroom exhaust fans are Panasonic, that were the best at the time the home was built Gravity-feed septic system The baseboard molding is made of Birch wood because because it stains and finishes easily, due to its closed pored structure Lower level ceilings are 9’ Beautiful Southern and Western views Built with the highest rated products available Listing ID: 48042-19092
