Located on the Western edge of Coal County, Oklahoma, Goose

One of the most attractive and
exceptional features of the property is the water. Goose Creek empties into the
large watershed, officially known as Upper Clear Boggy Creek Watershed Project
Dam No. 8. Using the latest mapping software, The Land Doctors estimate the
lake to be approximately 13 acres in size. The irregular shape of the shore
line, with small coves and cuts, provide several great places to throw your
favorite Texas rig or you can work your way around the edges of the dam with a
spinnerbait or popper during those late summer evenings. The current property
owner has provided the Land Doctors with several pictures of the massive bass
caught in the lake, which are some of the best we've seen on private property. The ranch also features several others
smaller ponds varying in size, with the largest more than 1/2 acre. These smaller
ponds are well suited to support the livestock living on the ranch.
Somewhat unusual for a property of
this size, the ranch boasts more than 6000' of cross fencing, making it ideal
for someone interested in running cattle. Furthermore, the soils present on the
ranch, among others, include Karma fine sandy loam, Dennis loam, and Wynona
silty clay. These soils are particularly fertile and lend themselves well to grazing
and even farming in some cases. The extensive cross-fencing coupled with these
productive soils, allow the property owner or lessee the ability to enjoy the
benefits of rotational grazing in an ideal setup.
For those most interested in hunting, this area of Coal County
is known for its thriving wildlife population including trophy white tail deer,
turkey and hogs. On the backside of the large dam, the principal spillway creates
the outflow, which returns to Goose Creek. This tree-lined portion of the creek
is approximately 1600' long and meanders and turns throughout the southeastern
corner of the ranch. The property owners have used the lower meadow created by
the creek's cutout as the ideal hunting spot complete with blinds and feeders.
The water source of the creek, fertile bottom land and tree cover, which nearly
encircles this lower meadow, creates the perfect place to hunt the massive
white tail known well to the area.
The ranch also includes two modest homes separated by approximately
1000' of gravel road. One of these homes could be used as a main house for
owners with the other house serving as overflow for guests and extended family.
Alternatively, these homes could also be rented out to generate cash flow for
the owner or could serve as a ranch hand home. These two homes have electric
service provided by People's Electric Cooperation.
Finally, for those interested in some Oklahoma history,
there is a small Native American cemetery near the northern end of the property
that is maintained by the Chickasaw Nation with the permission of the landowner.
