$1,996,750  •  589.11 acres
GENERAL: 589 +/- Deeded acres of the Colorado Rockies with 2 living quarters, two shop buildings, 8-10 stall horse barn, loafing sheds and round pen. The property is fenced and cross fenced, has three ponds, a couple of springs and good grass. The elevation ranges from about 9300 ft to about 10,200 ft above sea level. There is some improved pasture with Broome grass and the remainder is a mix of native mountain grasses. About 230 acres of the property is tree covered with Aspen and mixed Conifers. Several species of wildlife are known to frequent the property. Access is easy but privacy is notable. HOMES: The living quarters consist of a stick built home with one bedroom, living room, dining room, kitchen, office, one full bath and one half bath the original part of which was built in 1939 and has since been updated and remodeled. In 1977 there was a modular attached to this via a mud room and entry. The modular has three bedrooms, living room, dining area, kitchen two full baths and a laundry. This set up makes it usable as 2 completely separate dwelling or as a place for larger groups to enjoy. It would be a comfortable living quarters while building the family retreat at a higher elevation to take better advantage of the surrounding views. LAND: The land consists of 589+/- acres of which about 340 acres are prime grazing land for livestock, horses, and or wildlife. the remainder of the land is Aspen, mixed Conifer and rock outcropping. There a spring fed ponds and water tanks to provide water. The elevation makes for cool summer days yet the southern exposure presents mild winters. Currently there is not a conservation easement on the property so if the new owner wished to take advantage of that opportunity it would be attractive to many different land trusts. RECREATION: The combination of feed water and cover teamed with the fact that the neighboring property to the North is a large acreage that does not allow hunting makes this a ranch that provides one with a better than average opportunity to harvest trophy Elk and Mule Deer along with Turkey and Black Bear. Located in GMU 84 it is a draw area but this property is large enough to qualify for Land Owner Priority Preference which increases the opportunity to hunt. With thousands of acres of public land within a short drive there are multiple ways to enjoy mountain living. Skiing, white water rafting, mountain climbing, hiking, 4 wheeling, snowmobiling are just a few of the things you can enjoy as a day trip. SERVICES: The property is located about 65 miles Southwest of Colorado Springs with its airport, shopping, dining and entertainment. Pueblo is about an hour East and provides similar opportunity with the advantage of all the fresh farm produce during the summer and fall seasons. Westcliffe is the closest town and is the County seat of Custer County. Located in Westcliffe is a grocery store, bank, post office, theater, meat market, library, school, health clinic, shopping and most everything of necessity. One thing you won't find in Custer County is a stop light. Listing ID: 05052-59678

Double T Ranch Here's a chance to own a beautiful ranch that is located in the heart of the Wet Mountain Valley.  This 320 acres offers so much diversity!  The little homestead is tucked in a small valley situated at the west side of the property as you enter from Crow Road.  The oldtimers knew how to pick their tiny home location!  From the little cabin, they enjoyed terrific views for the Sangre de Cristo mountains while enjoying the protection offered by the wet mountains!   Land There are several groves of aspens, and towering ponderosa are available all along the north, west and south property lines and on into the interior!  There's a wide-open meadow in from the heart of the property to the east boundary.  There is evidence of a spring that the old ranchers developed years ago for stock water.  This spring is not in working order at this time. There is an old fence along the perimeter of the property.  Of course, it needs work to actually hold stock, but the boundary is basically followed.  There's a lot to discover on this property as you hike or take your horse!  Don't miss this opportunity to own this unique property. No covenants and not conservation easement.  It's western and wild! It felt so good to explore this property on the back of my horse with my two Border Collies.  You will enjoy it too, as there's a lot more to discover!  Call Twila at 719.371.4344, to schedule your tour!

Over three hundred years later Europeans finally found the precious metals they sought, however, we are still looking for the fountain of youth. $94,000  •  52.76 acres
Tyndall Mountain This acreage is private property consisting of 6 mining claims, bordered by BLM on the north and east side. The claims are in full or in part, due to the existence of a county road that severs two of the mining claims. An agreement was reached and recorded between the owner and the Custer County County Commissioners, to divide the land using the county road as a boundary, so the actual acreages of land on those claims divided are undetermined at this time. Electricity is accessible to the west of this portion of the property. Electricity runs through the south end of the east boundary of Hercules Lode. Building a home or cabin, near the south entry into the Hercules is a nice, level building site with mature pine cover adding to its privacy. To the north of this open build site, the land climbs and tops off before it scales down into a natural drainage, and from there it climbs again to its northern-most boundary. The forest is dense and wildlife enjoy the privacy that it affords. There are no big views of the Sangre de Cristo Mountains, but the land has its own charm and has character enough for any home or cabin in the mountains. Mineral rights transfer with this claim and all claims.  Access to this mining claim is by a private road, without county maintenance. The Hercules Lode is a beautiful 10.33 acre patented mining claim originally filed a patent on by The Rosita Mining Co. in April of 1880. Dr. G.C. Dihle of Rosita, CO was an owner in the company and believed strongly in a future return on his investment. The Hercules Lode was worked by several other men bearing the names Jeske and Merriam and, in researching the claim through old newspaper clippings, I found that at different times G.C. Dihle was represented as a doctor, a shoemaker, a cobbler and as “the old gentleman who might soon be rewarded for his many years of long waiting.” Well, he passed from this earth in 1906 and his heirs were continually reminded by the same newspaper, of an impending sale to satisfy G.C. Dihle’s debt.  History The history of this area is rich and Tyndall Mtn Ranch is located just north of the famous Bassick Mine. The Bassick was an important mine that opened in 1877 and was located about two miles north of Rosita, Colorado. Named the Bassick Mine in honor of its discoverer, E. G. Bassick, the mine proved to be quite rich. Ore worth $500,000 in gold and silver was taken from the mine during its first 18 months of operation and the town of Querida sprang up around it. The ore body of the Bassick Mine came from outcrops on the flanks of Mount Tyndall, the very location of this beautiful land. According to writings in the late 1800s, the ore occurs in a mass of brecciated (fragmented) volcanic rock, formed primarily of andesitic material. Mr. Cross, who published in this area in 1896, interpreted the brecciated rock as the filling of a volcanic neck. Interesting, right? Well, it is for those who love history. Those days of hard-rock mining and riches are long gone and the Wet Mountain Valley where mining history took place, has returned to its roots of ranching, hay production, scenic beauty, hunting, and hiking. The stories and memories of pivotal people remain, as do the remnants of the boom towns that sprang up during Colorado’s rich history. To walk the land is to understand it’s fascination for the immigrants settling the west and before them the Ute people who used the land as their summer hunting ground.

General and the Maiden Queen ~ Located just 7 miles east of the mountain town of Westcliffe, this land comes with the mineral rights and live water. It is not part of a POA or HOA, which means it's strictly private property. The property taxes aren't exactly known at this time but can be figured out with the assessor's help. There is a bit of BLM land wedged in the middle of these claims, and that's a plus. This property includes portions of the Vulcan Lode, General Sampson Lode, all of the Spear Maiden and a part of Queen Victoria. This is a charming property with a lot of variety. The acreage moves from clean, sandy tailings from the 1800s to dense forest, to open meadows, a bit of a springy draw with live water, electricity running in the road and it borders BLM and a county road for access. Water This property qualifies for five wells. A spring seeps through the valley of this property Location Custer County lies in the south-central part of the state with the Sangre de Cristo Mountains forming its western boundary. Its area is 478,080 acres, and it rises to the east through a rugged range of hills called the Wet Mountains. The altitude ranges from about 6,700 feet in the north, to over 14,000 feet at the summits of several peaks in the Sangre de Cristos. The county was organized in 1877 out of Fremont County to the north. History In 1872 galena and rich silver glance had been discovered in Rosita, but the ore seemed to pinch out, and the deposit was, for a time, abandoned. In April of 1874 a thin seam of carbonate of copper, accompanied by native silver, was discovered on the south slopes of the hills behind Rosita. This seam was the outcrop of the prominent Humboldt-Pocahontas vein which was worked more or less continuously for 15 years and produced more than $900,000 worth of ore. In 1877 the Bassick deposit was discovered 2 miles north of Rosita (where The Vulcan & The P&O are located) and was said to have yielded ore worth $500,000 in gold and silver in the first year and a half! The Bassick mine was then sold and is said to have produced an additional $1,500,000 in precious metals up to 1885. Since then it has had a checkered career, but it did provide intermittently up to 1923. In 1881 the Denver & Rio Grande Railroad, in order to reach the iron mines on Grape Creek as well as to serve the Wet Mountain Valley, built a narrow-gauge line from Canon City up the winding valley of Grape Creek to Westcliffe, but the track was continually being washed out, and after an unusually extensive washout in 1888 the railroad was abandoned and the remaining tracks removed. For 12 years the region was without railroad transportation when in 1900, the Denver & Rio Grande built a standard-gauge rail bed from Texas Creek to Westcliffe.
