Situated outside of Walden, Colorado, the Kuiper Ranch is a 2,040 +/- deeded acre cattle ranch with productive meadows, historic improvements, and expansive views of the Rocky Mountains. The Kuiper Ranch has served as a balanced hay and cattle operation for many years producing, on average, 965 tons of mountain meadow hay from 778 irrigated acres. The meadows are irrigated by 86.7 CFS of water rights out of a system of ditches. The current landowners have utilized this property to graze 200 replacement heifers and 200 cow/calf pairs through the summer and 400-500 bred cows in the Fall. This property is not encumbered by a conservation easement. The ranch is located in northwest Colorado in the Rocky Mountains and near the destination resort town of Steamboat Springs. The ranch is easily accessed via Colorado Highway 14 and is only an hour drive to the I-70 and I-25 corridors to Denver, Grand Junction, and Colorado Springs. The ranch is 15 minutes from the Walden-Jackson County Airport and is 73 miles from the nearest commercial air service in Hayden, Colorado. The property headquarters are located on the north side of County Road 22, which is a maintained gravel county road, and can be accessed year-round. The two-story ranch home, with four bedrooms and two bathrooms, was built in the 1930’s, was remodeled in the late 1990’s, and consists of 1,900 square feet heated by propane. The historic 3,300 square foot barn with a hay loft was built around 1918. There are two shop buildings, one which is 1,920 square feet and was constructed in 2000, and the other which is 670 square feet. There are corrals, an equipment shed, and a loading chute at the headquarters, as well as two chicken coops.
