Double Angel Hunting Club was founded by Greg Bennett in 1996 as a place for him and his family to bond and enjoy the outdoors. The name "Double Angel" originated when Greg was hospitalized with a serious heart condition. While being transferred from Magnolia Regional Medical Center to Little Rock, he received two handmade angels from his nieces, along with paperwork from the bank for purchasing the initial hunting ground, which became known as Double Angel Hunting Club. After acquiring this land, several friends with teenage boys joined the club, all eager to spend quality time with their families and enjoy hunting. Many of these members and their families have been part of the club for nearly 30 years. Initially, the club purchased a lodge near Highway 82 between Lewisville and Garland City, Arkansas. As the club expanded, a more suitable location on Lemay Lake was found, leading to the construction of the current Double Angel hunting lodge in 2006. The lodge features 10 bedrooms, each with a private bathroom and shower, a spacious living area, a commercial kitchen, and a chef's kitchen. It overlooks Lemay Lake and one of the premier blocks of flooded timber in Southwest Arkansas. From the porch, you can watch mallards taking refuge in the timber during the evenings. In the late season, the lake becomes a refuge for hundreds of ducks daily. Another structure on the property, known as "the shop," is ideal for cooking, grilling, and camaraderie. It includes a large open area for putting on waders in a heated building for cold mornings. Both the lodge and the shop are equipped with Starlink Internet, multiple TVs for entertainment, and a state-of-the-art Klipsch sound system. The shop also has a fire pit that doubles as a grill, perfect for Saturday morning breakfasts. A third structure includes a large shop and covered equipment shed, both heated for comfort before cold morning hunts. The property boasts a large lake stocked with trophy bass and various other fish species. The flooded timber has two dedicated duck blinds that have yielded hundreds of ducks over the years. On opening weekend of 2024, we hunted in these blinds with 10 hunters and reached our duck limit in about 30 minutes on both Saturday and Sunday. The property also has fields used for hunting or as resting areas, which help keep ducks in the vicinity. These fields are adjacent to our flooded timber and are easily accessible by side-by-side vehicles for a convenient hunting experience. Our family has decided it's time to pass this property on to the next person or group, hoping they can create as many cherished memories and relationships as we have over the past 30 years. Additional acreage is available. LOCATION Angel Farms Lodge is located southeast of Texarkana, south of Lewisville, and north of Bradley. TOPOGRAPHY, RANGELAND & HABITAT The property consists of 50± acres of tillable and 176± acres of flooded timber and the balance being in the lake and grass area around the lodge. WILDLIFE During the winter months, various waterfowl species can be found and harvested on the property. The timber and tillable also provide great white-tailed deer habitat. AGRICULTURE The tillable acreage has historically been in rice, soybean, and corn production. IMPROVEMENTS The lodge consists of 10 bedrooms, 12 bathrooms, a large kitchen and gathering area, all within 7,232± sqft. A 60'x100' equipment barn lies south of the lodge and is great for storing all the machinery needed to operate the property efficiently. A 40'x100' barn that is half cookhouse and half ATV & gear storage. WATER The lodge overlooks Mays Lake which is stocked with bass, crappie, and catfish. Additional surface water can be found in the flooded timber on the east side of the property. ELECTRICITY Electricity can be found at the lodge and both barns. MINERALS No minerals are included. AREA HISTORY Lewisville, Arkansas, has a rich history tied to waterfowl hunting, particularly duck hunting, due to its location in the Mississippi Flyway and proximity to significant waterfowl habitats. The region, including the Overflow National Wildlife Refuge, is known for its excellent waterfowl hunting opportunities.

TSG Ranch spans 327.55± acres in Rusk County, Texas, fronting County Road 461 near Laneville. GPS coordinates for the tract are 32.0046536° N, 94.8630607° W. Nearly 1.8 miles of Angelina River frontage runs the length of the eastern boundary, and a 10± acre duck slough sits inside the perimeter alongside almost four miles of interior trail. Plantation pine, native hardwood bottomland, open food plots, a barndo, a metal shop, and a barn round out a property built for hunters, anglers, and long-term land stewards looking for East Texas hunting land with real river frontage. Land, Timber & Terrain The timber stand here is a working mix, not a single-species block. Plantation pine went in across two phases, one in the mid-1990s and a second in the early 2000s, leaving the canopy with staggered height and varied age structure rather than a flat, even-aged stand. Native hardwood species, including Southern red oak, water oak, willow oak, white oak, green ash, hickory, sweetgum, and dogwood, hold the bottomland closest to the river and the slough. Food plots and open clearings break the timber at intervals, giving hunters sightlines and shot lanes without stripping the cover that holds deer. Water Features & Angelina River Frontage Water is the backbone of this Rusk County land for sale. Close to 1.8 miles of Angelina River frontage forms the eastern boundary, a substantial run of river footage for this acreage. Within the tract, a 10 ± acre duck slough, built in the early 2000s, holds gar, bowfin, buffalo, and catfish, with active beaver sign along the banks. American alligator presence is confirmed on the property through photos and video, a sign of how much year-round water this ground carries. Between the river run and the slough, wildlife on TSG Ranch has water within reach from nearly any point on the property. Wildlife & Hunting Cover runs thick across TSG Ranch, and sign shows up throughout the acreage. Whitetail deer, waterfowl, and hogs all work this ground, pulled in by the combination of river bottom, slough, standing timber, and open feed. Deer blinds are already hung and ready for the season, and the duck marsh around the slough is set up and waiting on flight weather. Mixed cover, plantation pine, hardwood bottom, and cleared ground tends to hold more game and more species than a single uniform stand, and that variety plays out in game sign scattered through the interior. Hunting Barndo & Improvements A 1,000-square-foot hunting barndo anchors TSG Ranch, built in 2009 with two-story metal construction. A wood-burning stove on the main level handles the heat, backed by central electric air conditioning for the warmer months. Upstairs holds a loft and a full bath. A covered patio rounds out the cabin. A metal shop and barn add storage and workspace, and a private well with on-site electricity serves every structure on the property. Trails & Access Almost four miles of interior trail tie together the timber stands, food plots, duck slough, and river frontage across the tract, built for ATV and UTV travel over the terrain. County Road 461, a county-maintained dirt road, carries the property's frontage in south-central Rusk County near Laneville. Fencing is partial. Location & Access Henderson, the Rusk County seat, sits roughly 12 miles north of Laneville and covers fuel, groceries, and basic medical needs. Longview serves as a second regional hub to the northeast. Tyler is the nearest larger city, reached by Highway 64 east, then Highway 42 south, continuing through FM 1798, FM 839, and County Road 458 before the final turn onto County Road 461, a route of about 36.5 miles and roughly 45 minutes. Tyler Pounds Regional Airport and East Texas Regional Airport in Longview both offer commercial air service, with Dallas/Fort Worth International standing as the nearest major gateway. County & Tax Considerations The property currently carries a timber tax exemption. Buyers should confirm exemption transfer requirements directly with the Rusk County Appraisal District.

Perched atop a scenic ridge at 2,300 feet, the 320-acre Hensley Mountain Ranch offers sweeping views of the Sutter Buttes, the Sacramento Valley, and year-round sunsets that paint the horizon. Bordered by 3,200 acres of Sierra Pacific timberland and nearly 1,200 acres of California state rangeland, this property provides unmatched privacy and tranquility. Thoughtfully developed by a master road builder, a high-quality network of roads grants easy access to every corner of the ranch. Harvested for timber in 2000, the forest—composed of stately Ponderosa pines, oak, and cedar—has been carefully thinned and maintained to promote forest health and reduce wildfire risk, a testament to which is CalFire’s decision to stage equipment here during the 2019 Cascade Fire. The land is fully perimeter and cross-fenced, with gated pastures and water troughs ready for livestock. Outdoor recreation has long been at the heart of family life here—horseback riding, off-road adventures, and hunting for turkey and deer have spanned three generations. A serene half-acre pond, stocked with bass and bluegill, sits beside a small fruit orchard irrigated by the same well. Large west-facing windows frame breathtaking sunset views, while a studio apartment above the two-car garage provides a third bedroom, bathroom, and a balcony overlooking the valley. Nearby, a 2,400-square-foot metal shop—with epoxy-coated floors, large roll-up doors, storage racks, offices, a loft, and a wood stove—serves both practical and recreational purposes.
