Few properties in Texas can rival the waterfowl resources, coastal beauty, and sporting opportunities found at Oak Meadows Duck Camp. Spanning approximately 1,700 acres along Turtle Bay and Matagorda Bay near Palacios, Oak Meadows sits within one of the most celebrated waterfowl wintering areas on the Gulf Coast. The ranch’s 10 managed wetland impoundments, encompassing approximately 447 acres, have been thoughtfully developed and maintained to attract and hold exceptional numbers of ducks and geese throughout the season. A picturesque beachfront lodge overlooks the bay, offering commanding views of the water and spectacular coastal sunsets. With more than a mile of bay frontage, outstanding fishing, excellent dove hunting, and a healthy population of bobwhite quail, Oak Meadows represents a truly rare opportunity to own one of the finest sporting properties on the Texas coast. LOCATION Property is located just south of Hwy 35, 6 miles west of Palacios, Texas. Access is at the end of Barber Road on the west side, and includes almost ¾ of a mile of frontage on Jensen Point Road. TOPOGRAPHY, RANGELAND & HABITAT Oak Meadows Duck Camp encompasses approximately 1,000 acres of upland coastal prairie, where the property’s managed wetland system is located. This portion of the ranch is predominantly level terrain and includes approximately 450 acres of freshwater wetlands, with the balance consisting of native coastal prairie grasses, scattered brush, and habitat ideally suited for a variety of wildlife species. The remainder of the ranch is comprised of an extensive saltwater and brackish marsh system connected to Matagorda Bay through large culverts that facilitate natural tidal exchange and water movement. The predominately clay and silt loam soils exhibit excellent water-holding capacity, supporting both the ranch’s highly productive wetland habitat and its agricultural and grazing potential. WILDLIFE Oak Meadows Duck Camp is widely recognized as one of the premier waterfowl properties on the Texas Coast. The combination of hundreds of acres of managed freshwater wetlands situated directly adjacent to Matagorda Bay creates an exceptionally attractive environment for migratory ducks and geese. Each fall, vast numbers of waterfowl funnel into the area, taking advantage of the abundant food resources, dependable water, and strategic location along the Central Flyway. The surrounding agricultural landscape further enhances the ranch’s wildlife appeal, supporting outstanding dove hunting and a healthy population of bobwhite quail. The fishing opportunities at Oak Meadows are equally impressive. An extensive network of protected backwater bays and tidal marshes within the ranch provides outstanding habitat for redfish, speckled trout, and flounder. Water movement through a series of large culverts connecting the marsh system to Matagorda Bay creates natural feeding zones where fish congregate during tidal exchanges, offering exceptional angling opportunities. In addition, the ranch enjoys direct access to Matagorda Bay, one of the most productive and storied fishing destinations on the Texas Gulf Coast. The result is a rare sporting property that combines world-class waterfowl hunting with outstanding saltwater fishing in a single ownership opportunity. AGRICULTURE Currently, the property is leased for cattle. IMPROVEMENTS Positioned along the shoreline of Matagorda Bay, the ranch headquarters is centered around a classic coastal lodge elevated on pilings and designed to capture sweeping views of both the bay and the ranch’s renowned wetland system. Having withstood more than three decades of coastal weather, including multiple hurricanes, the home stands as a testament to both its construction and location. The residence offers three bedrooms and three bathrooms, anchored by a spacious open-concept living, dining, and kitchen area that serves as the gathering place for family and guests after a day in the field or on the water. Expansive picture windows frame breathtaking views across Matagorda Bay and the managed wetlands, creating a constant connection to the surrounding landscape and wildlife. Additional accommodations are provided through a loft sleeping area and a ground-level bedroom, allowing the home to comfortably host larger hunting and fishing groups. An outdoor elevator further enhances convenience, simplifying the movement of gear, supplies, and provisions. Near the entrance of the ranch, a large Quonset-style equipment barn provides ample storage for tractors, implements, hunting equipment, and ranch infrastructure. A well-maintained internal road system provides excellent access throughout the property, allowing efficient travel to the wetland units, marshes, bay frontage, and recreational areas. The ranch is also well fenced, reflecting the thoughtful stewardship and management that have made Oak Meadows one of the premier sporting properties on the Texas coast. WATER A dependable and well-designed water infrastructure system is one of the key components that has helped establish Oak Meadows as one of the premier waterfowl properties on the Texas Coast. The ranch’s managed wetland units are supplied by a high-capacity irrigation well that provides ample freshwater to maintain optimal water levels throughout the year. Powered by three-phase electricity, the system allows for efficient and reliable management of the wetlands, ensuring ideal habitat conditions for migrating waterfowl. A second domestic water well serves the lodge and surrounding improvements, providing water for residential use and landscape irrigation around the headquarters. The ranch is underlain by the highly productive Gulf Coast Aquifer, which provides an abundant source of high-quality groundwater. This reliable water resource enhances both the operational efficiency of the ranch and the long-term sustainability of its managed wetland habitat, a critical component of the property’s exceptional hunting and wildlife resources. ELECTRICITY Both single phase and three phase is on the property. MINERALS Surface only; no production

Double Angel Hunting Club was founded by Greg Bennett in 1996 as a place for him and his family to bond and enjoy the outdoors. The name "Double Angel" originated when Greg was hospitalized with a serious heart condition. While being transferred from Magnolia Regional Medical Center to Little Rock, he received two handmade angels from his nieces, along with paperwork from the bank for purchasing the initial hunting ground, which became known as Double Angel Hunting Club. After acquiring this land, several friends with teenage boys joined the club, all eager to spend quality time with their families and enjoy hunting. Many of these members and their families have been part of the club for nearly 30 years. Initially, the club purchased a lodge near Highway 82 between Lewisville and Garland City, Arkansas. As the club expanded, a more suitable location on Lemay Lake was found, leading to the construction of the current Double Angel hunting lodge in 2006. The lodge features 10 bedrooms, each with a private bathroom and shower, a spacious living area, a commercial kitchen, and a chef's kitchen. It overlooks Lemay Lake and one of the premier blocks of flooded timber in Southwest Arkansas. From the porch, you can watch mallards taking refuge in the timber during the evenings. In the late season, the lake becomes a refuge for hundreds of ducks daily. Another structure on the property, known as "the shop," is ideal for cooking, grilling, and camaraderie. It includes a large open area for putting on waders in a heated building for cold mornings. Both the lodge and the shop are equipped with Starlink Internet, multiple TVs for entertainment, and a state-of-the-art Klipsch sound system. The shop also has a fire pit that doubles as a grill, perfect for Saturday morning breakfasts. A third structure includes a large shop and covered equipment shed, both heated for comfort before cold morning hunts. The property boasts a large lake stocked with trophy bass and various other fish species. The flooded timber has two dedicated duck blinds that have yielded hundreds of ducks over the years. On opening weekend of 2024, we hunted in these blinds with 10 hunters and reached our duck limit in about 30 minutes on both Saturday and Sunday. The property also has fields used for hunting or as resting areas, which help keep ducks in the vicinity. These fields are adjacent to our flooded timber and are easily accessible by side-by-side vehicles for a convenient hunting experience. Our family has decided it's time to pass this property on to the next person or group, hoping they can create as many cherished memories and relationships as we have over the past 30 years. Additional acreage is available. LOCATION Angel Farms Lodge is located southeast of Texarkana, south of Lewisville, and north of Bradley. TOPOGRAPHY, RANGELAND & HABITAT The property consists of 50± acres of tillable and 176± acres of flooded timber and the balance being in the lake and grass area around the lodge. WILDLIFE During the winter months, various waterfowl species can be found and harvested on the property. The timber and tillable also provide great white-tailed deer habitat. AGRICULTURE The tillable acreage has historically been in rice, soybean, and corn production. IMPROVEMENTS The lodge consists of 10 bedrooms, 12 bathrooms, a large kitchen and gathering area, all within 7,232± sqft. A 60'x100' equipment barn lies south of the lodge and is great for storing all the machinery needed to operate the property efficiently. A 40'x100' barn that is half cookhouse and half ATV & gear storage. WATER The lodge overlooks Mays Lake which is stocked with bass, crappie, and catfish. Additional surface water can be found in the flooded timber on the east side of the property. ELECTRICITY Electricity can be found at the lodge and both barns. MINERALS No minerals are included. AREA HISTORY Lewisville, Arkansas, has a rich history tied to waterfowl hunting, particularly duck hunting, due to its location in the Mississippi Flyway and proximity to significant waterfowl habitats. During the Spanish colonial era, the river corridors became important travel routes for explorers, missionaries, and early ranchers moving across South Texas. Following the establishment of the railroad in the late 1800s, Three Rivers emerged as a regional hub for agriculture and commerce before becoming one of the birthplaces of the South Texas oil boom with the discovery of the nearby Pettus and Tom O'Connor fields. Today, the convergence of these rivers continues to define the landscape, supporting productive ranchland, exceptional wildlife habitat, and the rich outdoor traditions that have characterized the area for generations.

This 9.999-acre property on both sides of Onion Creek is a very rare find. Only 1.8 miles from Downtown Dripping Springs, this property was once part of a ranch that was home to one of the finest Longhorn cattle herds in Texas. From the moment you drive into the property crossing the dam, you immediately experience the tranquility and beauty of this property. As you drive over the dam you are able to observe the beauty of Onion Creek both to the east and the west. To the east is the portion of Onion Creek below the dam and not on the property, and to the west you take in a spectacular view up the creek for over 1/4 mile, of which both sides of the creek are on the property. As you proceed up the hill towards the Spanish style camp house, you will see the Pioneer cabin on the left, from the era of mid to late 1800’s. This cabin is what is called a “Dog Run” cabin with a room on the left side of the cabin, a room on the right side, with a breezeway in the middle, meant to be the cool area of the cabin. The cabin was moved to the land and has been completely restored with 2 bedrooms, working bathrooms, a kitchen, and 2 fireplaces. Both sides have window unit AC/Heat systems. As you drive toward the main house there is a large yard area on the left with in-ground fire pits, used for a cozy area to sit around or an outdoor grilling area. An old German dry-stack rock wall extends from the main house for several hundred feet that divides the main yard from the rustic back part of the property. On the right is a large mowed open area that has been used to host large gatherings, including 9 Governors dinners and has in ground commercial power for such events. This area also has a substantial German dry-stack wall that divides this area from the area heading down to the creek. As you get closer to the house there is a beautiful park type area with grand oaks that serve as a BBQ and entertainment area, with stunning views overlooking Onion Creek. The main house has a gated stone courtyard with a fountain when you are entering through the back/side of the house. The front of the house has a tiled wrap around porch looking out onto the manicured large front lawn with the in-ground fire pits. This is a 2 br/2 bath home built in 1956, and its final renovation in 1996, with a brick fireplace, large living/dining room, large master with French doors opening out to the front porch, Sante Fe style fireplace in the master, and large master bathroom with large his and hers closets. The property has approximately 850' of frontage on Onion Creek, providing year-round water, and stunning views of the creek. The creek has never gone dry on this part of the creek since the owners have owned the property. The southernmost part of the property is boundered by a rock faced cliff that offers privacy from the property behind it. The sale of the property will include an additional 1-acre parcel, which sits outside of, but contiguous to, the 9.999 acres, that will be deeded to the owners. The caretaker of the property has his home on the 1 acre, which is a leasehold interest. He has managed the original 205 acres, of which this 9.999-acre parcel was part of, for more than 25 years. He has been a great asset to the property and will be available for hire by the new owner if so desired. He does not have the right to sell this 1 acre, which will revert to the owner in case of his death. There will be a 25' easement road deeded to the buyer by the current owners that will provide access to “The Ranch” at Caliterra Development behind the property, serving as an additional private entry/exit way into the property in case the main dam entryway in not accessible. There are 3 wells and 3 septic tanks that serve the homes on the property. They have been tested within the last year and are in good order. In addition to the property there is additional buffer acreage on both the eastern and western boundaries that will be accessible and useable to the buyers, which is part of the Caliterra Development.
